Water Damage Restoration Delta
Delta is three water-damage towns. Ladner sits in the floodplain, Tsawwassen sits on clay above Boundary Bay, and North Delta is a ridge of 1960s and 1970s houses over the Fraser.
Ladner is low. The Fraser, the ditches, and a high water table mean basements and crawl spaces wet from below as often as they wet from a pipe. Older houses near the harbour and along the dyke take on moisture every wet winter even when there is no headline flood. A musty lower floor in Ladner is not a small smell. It is usually wet joists.
Tsawwassen's soils do not drain quickly. Clay holds rain against foundations, and lots that were graded toward the house keep window wells full. Beach Grove and the older streets near Boundary Bay also take wind off the bay, which drives rain into eaves the same way White Rock does, a few kilometres north.
North Delta is the part people forget. Sunshine Hills, Nordel, and the streets off Scott Road and 116 Street are full of split-levels and two-storeys from the 1960s to the 1980s. Plumbing is at the age where supply lines and tub drains fail. The lower level is finished, so a leak becomes floor water damage and a ceiling in the rec room, not a concrete basement you can mop.
Annacis and the industrial edges are a separate call. Warehouses and shops flood from roof drains and failed internal leaders. The square footage is larger, and the equipment has to match it. We still start with a moisture map, not a guess.

Water damage risks specific to Delta
Ladner floodplain and high water table
Lower floors and crawl spaces stay damp because the ground is wet, not only because a pipe failed.
Tsawwassen clay and Boundary Bay weather
Slow-draining soil and bay wind. Foundations and envelopes both take a beating in a long rain.
North Delta split-levels
Finished lower floors from the 1970s hide leaks until the carpet is already saturated.
Industrial roof drains
A blocked leader on a flat roof dumps water into a shop or warehouse with no warning.
The jobs we get called for in Delta
Ladner crawl spaces
We pull collapsed insulation, dry the wood, and do not close the space until readings say the joists are dry. A new plastic sheet over wet timber just seals the problem in.
North Delta lower-floor leaks
Split-level rec rooms lose carpet, underlay, and the bottom of the drywall. We save what the meter says can be saved.
Tsawwassen foundation seepage
After a multi-day rain we dry the wet wall and tell you if this was a one-time overflow or a drain that will fail again next November.

Frequently Asked
Water Damage Restoration in Delta: Common Questions
Do you cover Ladner, Tsawwassen, and North Delta?
All three. They are one municipality and three different water problems, and we treat them that way.
Our Ladner crawl space smells wet every winter. Is that normal?
It is common. It is not fine. Chronic moisture in the joists is how rot and mold get established under the house.
Can you handle a flooded shop on Annacis?
Yes. Commercial losses get extraction and drying sized to the floor area, plus a log your insurer can read.
