Crawl Space Water Damage in Mission, BC

Crawl Space Flooding in Mission, from our Langley base

Mission crawls sit on the flats and in Hatzic. The escarpment is a lower room more often than a hatch. Silverdale is a long rural crawl closer to Aldergrove than to downtown.

River water and a plumbing leak both reach these hatches. We separate them. An escarpment foundation leak into a room is not this page.

Hatzic and the flats

Pump, pull wet insulation, dry the joists. If the river came through a vent or up from the soil, we say so. If a pipe is split, we say that and stop drying until it is isolated.

Silverdale runs

Long hatches. We map the wet section. A pump-house line is shut off. The far end stays insulated if it is dry.

Escarpment exceptions

An addition crawl on the hill gets dried. The buried basement next to it is a room, and it is a different scope if that wall is the wet one.

How this shows up in Mission

Hatzic hatch after high water

Pumped. Written as river or groundwater, not as a pipe, unless a pipe failed.

Silverdale wet half

Half the batts out. Pump line isolated.

What we do on a Mission crawl space flooding call

1

Start on the flats at the hatch

Do not open the escarpment room for a Hatzic smell.

2

Isolate rural leaks

Then dry.

3

Leave hill basements on the basement scope

A room is not a crawl.

Questions from this area

Crawl Space Flooding in Mission: common questions

The lake is high and the hatch is wet. Is it a flood claim?

Often the wording depends on how the water entered. We describe soil, vent, or a pipe. The insurer applies the form.

Our escarpment house has a musty lower room. Is that a crawl?

Usually a basement wall. We will check for a hatch and switch if the room is the wet part.

Do downtown Mission houses have crawls?

Some older ones do. Apartments do not.
