Does Wet Drywall Need to Be Replaced After a Leak?

Wet drywall does not automatically mean a full tear-out, and it does not automatically mean you can leave it. Clean water that is found the same day, in drywall that is still firm, can often be dried in place with air movers and dehumidifiers. Drywall that is swollen, crumbling, or that sat wet through a weekend usually comes out, and so does anything that touched sewage or flood water. The decision is a moisture reading and the category of water, not a guess from the paint.

When wet drywall can stay

Gypsum board is a paper face on a gypsum core. A short contact with clean water from a supply line wets the paper and the bottom edge first. If we get there before the core turns soft, we can sometimes dry that wall without cutting it, as long as the insulation behind it is not a soaked fibreglass batt that will hold water against the studs.

Drying in place only counts if a meter confirms it. Looking at the paint the next morning is not a test. We check the face and, where we can, the cavity. If the reading is still climbing or the paper is bubbling, the board is done.

When the drywall has to come out

Sewage, a toilet overflow, and a lot of water that came in from outside are category 3. The paper face of drywall is porous. Once that water is in it, cleaning the paint does not clean the core. Those sections come out, the cavity gets cleaned, and new board goes up only after the framing is dry.
